Hey, friends. My name is Dani. My goal in life is to own several acres with a stream where I can run my nursery and live sustainably. I have been searching for land for what feels like forever, coming up short every time. I'm sure you've noticed that land over here is not cheap! That's where this thought comes in: sharing a lot of acreage with another small family or two.I'm starting to notice the more area, the lower the price per acre. Cool, right?! Yes and no. I have a specific budget that I'm trying to stay under and am really thinking that I should just find an ecovillage/homestead/land partner to co-sign with me on a land loan.
Here's an example: Let's say I found 30 acres on the Olympic Peninsula for $140,000. My credit union requires a 25% down payment for raw land. That would be $35,000. Realistically, who's got that much money stashed aside? Not this lady! Alright, so let's split that 30 acres three ways -- 10 acres a piece! Now that $35,000 is looking easier to achieve with a $11,667 down payment from each buyer instead. $140,000 split up in three is only $46,667 which is actually quite a steal for 10 acres with a stream in the Olympic Peninsula.
