Goose Pond Community

Householders own 10 to 25 acres, plus an undivided 1/6 share in 137 acres of common land. Decisions are made by consensus. There are now three households living on different sections of the land and three pieces for sale. We are actively looking for new members.

We're located within half hour of Lebanon, Hanover, Dartmouth College, White River Junction, VT, Rts. 91 and 89, organic farms, and food coops. Although the area is full of culture, creativity, and conscious connection, our land is at the end of a woodsy gravel road. It has mature trees, rocky but fertile soil, some water and mountain views, lots of wildlife, loon calls, and a trail brings you to our lake frontage across from a wild park with wonderful places to swim and a boat put in. Appalachian Trail, skiing, and 16,000 preserved acres within 10 miles. We have cell phone and Internet access on MiFi.

We're in our 50s-60s, two of us living an off-grid solar homesteading lifestyle. We seek others of all ages with similar and complementary goals, skills, and values. Interests include black smithing, writing, organic gardening, simple living, nature and environment, counseling, energy healing, drumming, and shamanism. We hope to attract flexible, healthy, aware, emotionally mature, sustainable living activists (pagans welcome!) who want to work, play, and live in a small loose community that uses consensus. You must be financially able to build or renovate after a process of getting to know each other, however land (and houses) available here are pretty affordable. We are in a no zoning town where alterntive building is easier than most places.

Would love to share: some common gardens and a greenhouse, regular meals, meetings, community service projects, tasks such as wood gathering and splitting, permaculture, canning, stewarding the common land, path making, hiking, kayaking, building a cordwood sauna, trips to town, being active for a better world, fire circles, shamanic journeys, earth rituals/celebrations, plus resources such as wood splitter, truck, etc.

FOR SALE: 1. 25 acres (3 acres open, rest wooded with lots of mature white pine for building), large post and beam house in need of extensive repair or salvage/tear down, plus workshop/garage, excellent artesian well, older septic, underground electric, driveway, possible to move another small house onto the land from next door, $70,000 or best offer, possible owner financing; 2. Wooded 20 acre, off-grid, south facing piece w/shared drive and artesian well, about $30,000; 3. Land in either piece could be subdivided once and sold to others acceptable to the community.
